An abstract is compiled documents that relate to a parcel of real property certified to by a licensed abstractor. These documents including records from the County Clerk, Court Clerk, and County Treasurer.

We meticulously gather all documents related to the parcel and its owners to create a comprehensive history of the title.

Abstract Fees

Abstract fees are time-based. If you do not know when the abstract was last updated, we will estimate for a complete abstract to the seller or responsible party.

Title Insurance & Closing

Title insurance policies are issued after a complete updated abstract and attorney's title opinion. We offer both Owner's Title Insurance (covering the owner) and Mortgage Title Insurance (covering the lender).

Document Preparation

Preparation of deeds and other necessary legal documents for closing.

The Transfer Process

1. Agreement: Buyer and Seller agree on price and terms.

2. Order Title: Responsible party orders abstract update and title opinion.

3. Examination: Attorney examines abstract and issues opinion/requirements.

4. Closing: Requirements met, money and deed exchanged.

5. Recording: Deed recorded with County Clerk.
